NATURE OF REQUEST/NOTICING/APPLICABLE REVIEW CRITERIA
The applicant, Nick Williams, has submitted a Type II land use application requesting approval of a Vegetation Clearing Permit for a 4.94-acre property located east of Central Coast Disposal, approximately 1,260 feet northeast of the intersection of Highway 101 and Munsel Lake Road. The site is zoned Service Industrial (SI) and is identified as Assessor’s Map 18-12-11-33, Tax Lot 01900. The proposed clearing involves the removal of existing vegetation to support potential future development, but does not currently include any structural or site improvements requiring a separate land use or building permit.

Findings: The subject property is located on Tax Lot 1900 of Assessor’s Map 18-12-11-33 and is designated Service Industrial. The site features areas with observed seasonal ponding, particularly near the western property line, adjacent to a poorly graded ditch that drains from Highway 101. This condition has been monitored by McAllister Engineering over the past two winters, according to the applicant’s narrative.
The application is for vegetation clearing only and does not include construction, placement of fill, or formal drainage improvements. As no development is proposed at this time, the engineering and drainage system requirements under FCC 10-7-3(H) do not yet apply.
However, should the applicant proceed with future development, including grading or fill in areas subject to seasonal standing water, plans prepared by a registered engineer shall be required and reviewed through a separate Site Plan Review or Design Review process.
Conclusion: Criterion is satisfied. No construction or fill activity is currently proposed. The standard is acknowledged and will be enforced at the time of future development review.
